How the Assessor's Office Set Your Valuation

The residential sales file uses sale dates from 10-1-2016 to 9-30-2018 per State Statute.  Assessed level of value for residential property is 95% of market value.

Residential Sales

The commercial sales file uses sale dates from 10-1-2015 to 9-30-2018 per State Statute.  Assessed level of value for commercial property is 100% of market value.

Commercial Sales

There are limited commercial usage codes for all the various commercial buildings with Webster County.  Therefore, commercial buildings are grouped together by similar usage and pricing.  See the “Commercial Coding” link below for usage descriptions.  Please contact our office for questions concerning commercial building coding.

Commercial Coding

The agricultural sales file uses the sale dates from 10-1-2015 to 9-30-2018 per State Statute.  Agricultural land is value at 70% of market value.  Homes sites and building sites are values at 95% of market value.
